Owning a historic property comes with unique challenges, especially when dealing with damp. Older buildings were constructed using traditional materials that need to breathe naturally, meaning modern waterproofing methods can often cause more harm than good.
At Shield Waterproofing and Preservation Ltd, we recently completed specialist damp remediation works to a listed cottage in Lewes, carefully balancing effective waterproofing with the preservation of the building’s historic character.
Damp Problems in Historic Buildings
Many listed buildings and period cottages suffer from damp due to changes made over time, including:
- Raised external ground levels
- Cement renders trapping moisture
- Poor drainage around the property
- Inappropriate modern materials preventing walls from breathing
Unlike modern homes, older buildings were traditionally built using breathable materials such as lime mortar and lime plaster. When moisture becomes trapped within the structure, it can lead to deteriorating masonry, damaged finishes, mould growth, and timber decay.
The Challenge at the Lewes Cottage
This particular listed cottage was experiencing damp issues along the gable wall due to high external ground levels allowing moisture to build up against the structure.
The key requirement was to resolve the damp problem while protecting the original historic fabric of the building and using sympathetic materials throughout.
Internal Damp Proofing Works
Internally, we installed a specialist ventilated meshed membrane system designed specifically for heritage properties.
This approach offers several advantages:
- Allows the wall to continue breathing naturally
- Creates a controlled ventilation gap
- Can be removed in the future if required
- Minimises unnecessary damage to the original structure
The system was then finished using breathable lime plaster, helping retain the traditional appearance and characteristics of the cottage while allowing moisture vapour to escape naturally.
Using breathable materials is essential in older buildings, as hard gypsum plasters and modern waterproof coatings can often trap moisture and accelerate deterioration.

External Waterproofing and Drainage Improvements
Externally, the gable wall was carefully excavated to reduce moisture pressure against the property.
We then installed:
- A waterproof ventilated membrane system
- Drainage pipework
- A fully functioning French drain system
The excavation was backfilled with 20mm gravel to improve drainage and help divert water away from the structure.
As part of the works, the existing cement-based render was also removed carefully and replaced with breathable lime render. Cement render is a common cause of trapped moisture in older buildings because it prevents evaporation through the wall surface.
Replacing it with lime render helps maintain the building’s ability to manage moisture naturally.
Why Heritage Properties Need Specialist Damp Treatment
Treating damp in listed buildings is very different from working on modern homes. Incorrect repairs can:
- Damage historic materials
- Trap moisture within walls
- Cause long-term structural problems
- Lead to ongoing condensation and decay
- Affect listed building compliance
This is why heritage properties should always be assessed by specialists familiar with traditional construction methods and breathable repair systems.
Signs Your Historic Property May Have Damp Problems
Common warning signs include:
- Peeling paint or wallpaper
- Damp patches on internal walls
- Crumbling plaster
- Salt deposits on masonry
- Musty smells
- Black mould growth
- Deteriorating render or mortar
If you notice these issues, early investigation can help prevent more extensive and expensive repairs later.
