What starts as a relatively minor water ingress problem can sometimes result in much more serious damage to a building.
A recent inspection carried out by the Southern Office of Shield Waterproofing & Preservation is a good example.
We were called to investigate a suspected case of dry rot in a Grade II Listed building. At first glance, the problem appeared relatively straightforward, but further investigation showed that the underlying cause had the potential to affect a much wider area of the property.
A Defective Downpipe Was the Starting Point
An earlier defective downpipe had allowed water to repeatedly saturate the surrounding masonry.
The downpipe itself had subsequently been repaired, but by this stage the moisture had already created conditions in which dry rot (Serpula lacrymans) could develop.
This illustrates an important point with timber decay: correcting the original water source does not necessarily mean the problem has been resolved.
Once dry rot has become established, the full extent of the outbreak needs to be identified.
How Far Can Dry Rot Spread?
Dry rot is particularly concerning because it is not always confined to the immediately visible area.
The fungus can grow across and through masonry as it searches for further sources of timber and moisture. As a result, an outbreak discovered in one part of a building can potentially extend into adjoining rooms or other areas above and below.
Visible damage may therefore represent only a small part of the overall problem.
In this case, full exposure works will be required before the true extent of the outbreak can be established.
Extra Care in a Grade II Listed Building
Investigating dry rot in a Listed building brings additional challenges.
The property contains ornate cornicework and historic features that need to be preserved, so opening up the affected areas cannot simply be approached in the same way as it might be in a modern building.
Listed Building Consent may also be required for elements of the investigation and remedial work.
Careful planning is therefore essential to balance the need to properly expose and treat the affected areas with the requirement to protect the historic fabric of the building.
Finding the Cause Is as Important as Treating the Damage
Cases such as this demonstrate why successful dry rot treatment involves much more than removing damaged timber.
The investigation needs to establish:
- where the moisture originally came from
- whether that source has been permanently corrected
- how far the fungal growth has travelled
- which structural timbers or adjoining areas may be affected
- how remedial work can be carried out without unnecessary damage to the building
Only once the affected areas have been properly exposed can an appropriate repair and treatment programme be planned.
We’ll be following this project as the investigation progresses and will share further details once the full extent of the outbreak becomes clear.
