Dry Rot Survey at a Church in Manchester
Our team recently carried out a dry rot survey at a church in Manchester, where a combination of external defects had created the ideal conditions for timber decay to develop.
Dry rot can cause serious damage to structural timbers if the source of moisture is not identified and the full extent of the outbreak is not properly established. In this case, several contributing factors were found during the initial inspection.
What Was Causing the Problem?
The survey identified a number of defects that were allowing moisture to affect the building, including:
- Defective valley gutters
- High external ground levels
- Moisture ingress into the building
- Roof timbers affected in several locations
- Timber decay at heights of up to approximately 9 metres
The presence of moisture, together with vulnerable timber, had provided the conditions needed for dry rot to develop.
With affected timbers located at significant height, it was particularly important to establish exactly how far the problem had spread before deciding on the appropriate remedial works.
Why an Exposure Survey Is Needed
An initial dry rot inspection can identify visible signs of decay, but the extent of the problem is not always immediately apparent.
Dry rot can spread beyond the areas where damage is first visible, particularly where timbers are concealed within roof structures, walls or other parts of the building.
For this reason, the next stage at the Manchester church will be a thorough exposure survey.
This will allow our surveyors to inspect previously concealed areas and accurately determine:
- Which timbers have been affected
- The extent of any fungal growth
- Whether adjoining areas are at risk
- The sources of moisture contributing to the decay
- The remedial work required to resolve the problem
Once the exposure survey has been completed, Shield Waterproofing & Preservation will prepare a detailed report and specification setting out the recommended remedial works.
Finding the Cause Is Essential
Effective dry rot treatment involves much more than simply removing damaged timber.
Unless the underlying moisture problem is identified and corrected, there is a risk that timber decay could return.
Defective rainwater goods, leaking gutters, high ground levels, inadequate ventilation and water penetration are all common factors that can contribute to dry rot.
By carrying out a detailed investigation before remediation begins, the correct repair strategy can be developed and unnecessary work avoided.
Where structural timbers have been damaged, specialist timber engineering and resin repair techniques may also provide a suitable solution, depending on the extent and condition of the affected timber.
Specialist Dry Rot Surveys and Repairs
Dry rot within churches, historic buildings and other large properties can be particularly challenging, especially where affected timbers are located at roof level or within difficult-to-access areas.
Our experienced surveyors investigate both the visible damage and the underlying causes, helping property owners and building professionals understand the extent of the problem before remedial work begins.
For older or protected properties, Shield also provides specialist listed building surveys, taking account of traditional materials, historic construction methods and the need for sympathetic repairs.
If you are concerned about dry rot, fungal decay or damaged structural timbers, Shield Waterproofing & Preservation can carry out a detailed survey and recommend the appropriate course of action.
