When a property floods once, the damage can be devastating. When it floods again after remedial works have already been completed, the emotional and financial impact can be even greater.
Shield Waterproofing & Preservation Ltd was appointed to design and install a comprehensive Property Flood Resilience system at a privately owned detached residential property following repeated flooding events. The property, constructed in 2007, had experienced significant flooding in 2023. Insurance-led remedial works and retrofitted flood resilience measures were then carried out, but the property flooded again in 2024.
This second flood caused considerable distress for the homeowner and understandably reduced confidence in the previous repairs and flood protection measures. The project required more than a standard reinstatement. It needed a carefully designed, technically robust and future-focused approach that considered how water was entering the building, how the structure responded to flooding, and how the property could be made easier to recover if flooding occurred again.
Understanding the Flood Risk
The first stage of the project was to understand the property’s flood risk profile in detail. Investigations identified several interacting sources of flood risk, including surface water flooding, infrastructure failure, overland flow and groundwater pressure beneath the structure.
This assessment was supported by a review of Environment Agency flood mapping, geotechnical reports, drainage investigations, utilities layouts and structural engineering information. A detailed physical survey of the property was also carried out to assess the building’s construction, material behaviour and structural interfaces.
Rather than looking at the building as a series of separate defects, the project team considered how water could move through and around the structure as a whole. This included reviewing potential pathways through floors, walls, service penetrations, thresholds, wall cavities and structural junctions.
A Collaborative Design Process
The flood resilience design was developed collaboratively with the homeowner, the appointed main contractor, Robinson & Hall acting on behalf of the client, the structural engineer and other associated trades.
This collaborative approach was particularly important because the project needed to balance several different priorities. It was not simply about trying to keep water out at all costs. Good flood resilience design also considers what happens if water does enter the property, how it can be managed safely, and how quickly the building can be cleaned, dried and reoccupied.
The design was therefore developed around three key principles:
Flood resistance: reducing and delaying water entry wherever possible.
Flood resilience: using materials and systems that can tolerate controlled water exposure.
Flood recoverability: making the property easier and faster to reinstate after any future flood event.
This balanced approach was essential because some flood events can exceed the capacity of resistance measures alone. By combining resistance, resilience and recoverability, the final design provided a more practical and realistic long-term solution.
Applying Waterproofing Expertise to Flood Resilience
One of the most innovative aspects of the project was the application of below-ground waterproofing principles to an above-ground domestic flood resilience scheme.
Shield Waterproofing & Preservation has extensive experience in basement waterproofing and structural waterproofing systems. On this project, that expertise was adapted to address the complex challenges of floodwater, groundwater pressure, structural interfaces and contaminated water risk within a domestic property.
The design drew on recognised guidance and good practice, including BS 85500:2025 Flood Resilient Construction, CIRIA C790 Code of Practice for Property Flood Resilience and the PCA Code of Practice for the Recovery of Flood Damaged Buildings.
The result was a bespoke system designed specifically around the property’s construction, flood history and future risk profile.
The Flood Resilience Measures Installed
The final scheme combined water exclusion measures with controlled water management and recoverability measures.
Water exclusion works included fully bonded Type A waterproofing membrane systems beneath new floor slabs, crystalline waterproof slurry systems to internal and external wall surfaces, reinforced repair mortar fillets at structural junctions, specialist sealing of service penetrations and structural interfaces, closure of wall cavities and threshold discontinuities, and the use of appropriate sealants, resin systems and non-return valves.
However, the project did not rely solely on exclusion. A key part of the design was the installation of an internal Type C cavity drainage and pumping system. This allowed for controlled water management if water pressure built up beneath or around the structure.
Additional measures included resilient insulation materials, hydrophobic additives within screed systems, sacrificial and easily replaceable finishes where appropriate, and the removal of concealed voids that could otherwise retain contaminated floodwater.
The aim was not only to reduce the risk of future damage, but also to make any future recovery cleaner, faster and less disruptive.
Improving Long-Term Recoverability
Flood recovery is often made more difficult when water becomes trapped in concealed spaces, insulation layers, cavities or inaccessible voids. These areas can retain moisture and contaminated water, increasing the risk of ongoing damp, odour, bacterial contamination and hidden deterioration.
For this reason, recoverability was central to the design. Materials were selected with future flood performance in mind, and retained drainage voids and channels were made accessible for maintenance and inspection. The design also considered how finishes could be removed and replaced more easily if required.
This approach helps reduce the scale of future strip-out works and supports faster reinstatement after flooding.
Rebuilding Confidence After Previous Flood Damage
The technical challenges were significant, but the human impact of the project was equally important. The homeowner had experienced two floods within a relatively short period and had already been through a previous reinstatement process that failed to resolve the underlying issues.
Repeated flooding can be extremely stressful, particularly when a homeowner has been displaced from their property for a long period. Throughout the project, the team focused on clear communication, careful explanation and practical reassurance.
The completed scheme restored confidence by providing a carefully considered flood resilience solution designed around the actual risks affecting the property.
Client Feedback
The homeowner described the difference between the first reinstatement and Shield’s later works as “the complete opposite”. He explained that the team took the time to understand the complexity of the flooding, the construction of the building and the failures that had occurred previously.
He also highlighted the quality of the installation and communication throughout the project, saying that after two floods and two years of displacement, moving back into the property and believing it was now properly protected was something he had not expected to feel again.
