
Damp can be extremely frustrating, especially when you thought the problem had already been fixed. You may have had walls treated, plaster replaced, mould cleaned away or a damp proofing product applied, only to find the same patches, stains or musty smell returning months later.
When damp comes back after treatment, it usually means the underlying cause has not been fully identified or resolved. Damp is a symptom, not always the root problem itself. Unless the source of moisture is properly understood, the issue can continue to reappear.

If the wrong type of damp is treated, the visible signs may improve temporarily, but the moisture problem will remain.
For example, condensation may be mistaken for rising damp, or penetrating damp from an external defect may be treated internally without repairing the wall, roof, gutter or pointing. In these cases, the damp will almost certainly return.

The Symptom Was Treated, Not the Cause
Many damp repairs focus on what can be seen inside the property. This might include redecorating, applying stain blockers, replacing plaster, using anti-mould paint or installing a damp proofing product.

External Defects Are Still Letting Water In

Defective gutters, blocked downpipes, cracked render, damaged brickwork, poor pointing, failed seals, leaking roofs and high ground levels can all allow moisture to enter the walls.
If these defects remain, internal damp treatment is unlikely to last.
You may notice damp patches that worsen after rain, staining around chimney breasts, moisture near windows, damp at the base of walls or plaster that repeatedly bubbles and flakes.
A proper inspection should always consider the outside of the property as well as the inside.
The Plaster Has Been Damaged by Salts
In some damp-affected walls, salts can remain in the plaster even after the source of moisture has been dealt with.
These salts can attract moisture from the air and cause ongoing staining, bubbling paint or a damp-looking surface. This can make it appear as though the original damp problem has returned, even when the main moisture source has been reduced or repaired.
In these cases, contaminated plaster may need to be removed and replaced with an appropriate specification. Simply painting over the surface usually will not solve the problem.
There Is Hidden Water Ingress
Water ingress can be difficult to diagnose because it may not always appear directly where water is entering.
Moisture can track along walls, floors, joints, cavities and structural elements before becoming visible inside the property. This is particularly common in basements, cellars, retaining walls and below-ground spaces.

The Original Treatment Was Not Suitable

Start by looking at when and where the damp appears. Does it get worse after rain? Is it mainly around windows or cold corners? Is it at low level? Is there mould, salt staining, peeling plaster or soft timber nearby?
These details can help identify the likely cause, but a professional damp survey is the most reliable way to get a clear answer.
